What clear-to-close actually means

Clear to close (CTC) is the underwriter's final sign-off. Every condition from your conditional approval has been submitted, reviewed, and cleared. The loan is approved. The only remaining steps are:

1. Final Closing Disclosure delivered (3 business days before close) 2. Final Verification of Employment (usually done within 1–3 days of close) 3. Final credit re-pull (some lenders soft-pull, others hard-pull) 4. Signing at close 5. Funding + recording

CTC is the moment most experienced buyers exhale. The uncertainty is done — barring a job loss or credit surprise in the final week.

The last-week freeze

Between CTC and closing, treat your financial life like it's under a microscope. Do NOT:

  • Apply for any new credit
  • Make large purchases (furniture, appliances) on financing
  • Change or leave your job
  • Miss any payment
  • Make large unexplained deposits
  • Pay off collections or dispute credit items

Lenders re-verify employment and re-pull credit within 24–48 hours of closing. Any surprises here can push closing or, worst case, revoke CTC entirely. This is the single most common reason files fall apart at the finish line.

What to bring to closing

1. Government-issued photo ID. Driver's license or passport. Some states require two forms.

2. Cashier's check or wire confirmation for your cash-to-close amount. Verify wire instructions verbally with your title company using a phone number from their website — wire fraud is the #1 mortgage scam.

3. Proof of homeowners insurance (usually already provided).

4. Any last-minute condition documents the LO requested.

5. Patience. Closing signings run 45–90 minutes and involve 40–60 signatures. Don't schedule anything time-sensitive right after.
